The Villa

Villa Ljuta is located in the Bay of Kotor in Montenegro. Just 50 metres from the sea and with spectacular views of the mountains and the bay.

The villa offers privacy, yet is just minutes away from the UNESCO heritage towns of Kotor and Perast. Built in 2008 to luxury standards the property offers 4 bedrooms, 3 bathrooms and a fresh water swimming pool. The house has been finished in local stone to blend in with the many other stone houses in the village of Ljuta.

The village of Ljuta is right on the Mediterranean, and has a waterfront of stone ‘puntas’ where locals keep their boats. The famous ‘Stari Mlini’ (Old watermill) Restaurant is just 75 metres from the villa offering some of the best sea food in Montenegro. A small village shop and fish market/wine shop, a short walk away, provide other essentials in the village.

Just 6 Kilometres away is the old Mediterranean port of Kotor. Surrounded by an impressive city wall it is very well preserved and protected by UNESCO. Between 1420 and 1797, Kotor and its surroundings were part of the Venetian empire and this influence remains dominant among the architecture.
